STRATEGIC MARKETING begins with the completion of a listing agreement. Once the listing agreement is fully executed, our professional graphics designer, photographer and our marketing team creates the marketing tools and implementation process to jump start your property’s personal marketing plan.
1. We arrange for the delivery of appropriate signage to your site.
  • 4 x 4 “FOR SALE” or “FOR LEASE”sign
  • (At your option & expense), we can install customized signage
  • Our highly visible signs generate consistent call volume
2. We prepare a conventional marketing and an electronic marketing flyer (HTML e-mail).
  • Includes multiple photos
  • Includes a floor plan (provided by the owner), professional photography of the subject asset, a location map, plat map, Google Earth map, and/or drone photos to accentuate aerial features & appeal.
  • Includes all pertinent information about your property
    1. Costs associated with the annual taxes, insurance, and utilities.
    2. Phone & data-line avail-abilities.
    3. Determine the number of parking spaces, lot size, and zoning.
    4. The specific information confining the number of overhead doors/sizes.
    5. Compare CAM and/or NNN charges and limit your exposure.
  • The Marketing Flyer and E-Flyer is distributed to
    1. JCRE proprietary lists of owners/users
    2. Active Real Estate Brokers in Florida
    3. Other JCRE proprietary lists
3. We list the property with various electronic search engines and post your asset on a regular basis as well as blast out information biweekly. The search engines are:
  • Jackson Commercial web site
  • Other real estate websites – CoStar, Google+, Bing, LoopNet, LinkedIn, Facebook, Twitter, Craigslist & many more.
4. We distribute your property information to over 500 brokers/users
  • Our Brokers work collaboratively to lease, assist management and sell your property.
  • We assign our TEAM of Brokers to each of our listings there by using the principals of “maximum” coverage.
5. Our team will personally canvass the area surrounding your property. We know that in many cases, the tenant or buyer for your property is located in your building’s neighborhood; our Brokers determine the decision makers in the area around our listings distributing marketing flyers to said specific prospects.
STRATEGIC MARKETING allows us to qualify & sell prospects on the benefits and amenities of your property.
7. We can assist in evaluating the Tenant to verify creditworthiness, before we present you with a lease, we strongly encourage gathering the following information:
  • A lease application with a detailed financial statement
  • A credit check for each interested prospect.
8. We have a seamless & complete paper trail in all of our transactions.
  • We use OUR standard lease agreement which most owners choose to use or we can customize our lease to meet your specific needs.
  • Some users/occupiers or tenants have their own standard form and we can work in conjunction with them to coordinate a mutually acceptable document for signature.
  • On sales, we can, once again, utilize our standard Purchase & Sale Agreement and prepare it accordingly or if you prefer using an attorney to draft a P&SA due to the complexity of the transaction, we will work closely with said attorney to ensure that all of the nuances of the deal are covered.
9. We follow the STRATEGIC MARKETING process to completion until the
Tenant takes possession of the space. For sales, our Brokers are extremely diligent while working closely with the closing coordinator, attorney and title company all seamlessly.
10. It is our practice to follow up with the Tenant, the Building Owner, the Buyer or the Seller to ensure that every party to the transaction was satisfied to the extent practicable.
Once we have completed the transaction VIA our STRATEGIC MARKETING process, it is highly likely that we may have a new Tenant or Buyer. If not, we will re-evaluate our pricing and/ or consider other ideas, until the property is leased or sold.
